10 Q&A’s About Your Roof

admin

1. How do I know if I have hail damage to my roof? Can I tell from the ground?

To determine if your shingles have been damaged a close inspection of the shingles has to be made from the roof. Damage is almost always missed from a ground level inspection.

2. My roof looks fine! Could it still be damaged?

Yes. Roofing systems must be physically inspected by a structural damage inspector to determine if there is actual hail damage. Hail damage is insidious in nature and may not physically appear to the untrained eye and/or cause leakage for years after the hail storm.

3. My gutters and siding were damaged in the storm. Can you help with this as well?

Yes. We are a full service repair company. We can cover any issues you have that are storm related including damage done to the interior of your home.

4. Why would my insurance company replace my roof?

The purpose of home owner’s insurance is to protect homeowners against losses in their property’s value due to damage that is beyond their control. If you have hail damage, you have experienced a financial loss in your original investment of a 20-year roof (for example) has now been reduced to a 5 – 10 year useful life span. Your insurance company will compensate you for your loss and replace your roof.

5. Do I need to get my roof replaced right away?

The insidious nature of hail damage is that it may pose no immediate threat to the structural integrity of the roof. However, many insurance companies have a “statute of limitations” of how long a hail claim is viable. If you wait too long to file a claim and the statute of limitations expires, your insurance company will not pay for your damages. If you have experienced a loss such as hail damage it is prudent to take care of the problem in a timely manner before it leads to other associated problems.

6. My insurance company denied my claim, so am I out of luck?

It depends on the damage. A professional roofer who has storm damage experience will be able to advise you. If you have legitimate damage, you’re entitled to a re-inspection once you choose a contractor who is willing to work with your insurance company.

7. When an insurance adjuster inspects my roof, how do I know if he understands roofs enough to spot hidden damage?

The best results for the benefit of the homeowner seem to be obtained when an experienced roofer walks through the inspection with the insurance adjuster and calls to the adjuster’s attention any damage that he sees. It’s always best to have a professional roofer present at the time of the adjuster’s inspection. Most professional roofers should have the homeowner’s best interest at heart.

8. Do I only have a year to file my roofing claim?

Not necessarily. It all depends on your specific insurance company. Many insurance companies are still paying claims from hail storms that occurred more than ten years ago. However most insurance companies have a statue of limitations and many give you less than a year to file.

9. My roof is new, can I assume it is covered by my manufacturer’s warranty?

No. All shingle manufacturers exclude hail impacts from their warranty.

10. Will my insurance company raise my rates or cancel my policy if I file an insurance claim?

No. If your roof has any damage what-so-ever you have a VALID insurance claim and should file with your insurance company. Insurance companies can not raise rates or cancel your policy for a weather related claim. It is illegal for them to do so.
